Understanding the client’s investment motivation and strategy is the first step in any due diligence process. Investors must consider:
- Are they purchasing a freehold or leasehold property?
- Will they own and occupy the property, or is it a long-term investment?
- Is the property multi-occupied with existing tenants and leases?
- Are there plans for major construction or redevelopment in the future?
- Assumptions should be clearly outlined and agreed upon, based on the client’s risk profile, and exit strategy.
Informed Decision-Making Through TDD
A TDD survey provides investors with a clear picture of a property’s condition, future costs, and potential risks. It goes beyond identifying current defects and provides a strategic assessment of future maintenance requirements and capital expenditure (CapEx) over time. This includes replacement of the major equipment, refurbishment of various areas, etc. This will enable the client to gauge an idea of how much money will need to be set aside leading-up to the time of replacement, refurbishment, etc or provide the client an opportunity to negotiate the purchase price to offset the cost of immediate works required.
The TDD will also report on building documentation if available, future development, environmental issues, sustainability and energy management, and matters relating to tenanted buildings.
