Savills markets recently upgraded garden centre & garden village in Rutland

Savills has been appointed by a private client to market Rutland Garden Centre & Garden Village, an established garden centre and retail destination located on Ashwell Road, Oakham, for a guide price of £1.9 million. The freehold site extends to approximately 1.75 hectares (4.34 acres) and offers a combination of an operating garden centre with a restaurant and additional retail units. 

Originally operating as a traditional outdoor garden centre following its opening in 1983, the property has since been reconfigured into a purpose built garden centre village comprising five buildings arranged around a central courtyard. The buildings provide a total of 1,386 sq m (14,921 sq ft) GIA, including a main garden centre shop, a restaurant with around 140 covers and a first floor flat, and a range of independent retail and leisure occupiers.

The business is open seven days a week, with income currently derived from garden centre sales, restaurant trade, and rental income from six occupied units. Recent reconfiguration works in 2025 improved site efficiency and increased underlying profitability, presenting opportunities for a purchaser to further develop the offering or grow rental income.

A significant outdoor sales area of approximately 0.34 hectares (0.85 acres) sits north of the main village, alongside ancillary land to the east and south which could support additional uses — such as further retail units, children’s day nursery or soft play facilities, parking, or other commercial activities — subject to planning permission.

The property benefits from multiple existing planning consents, a premises licence covering films, live music, and alcohol sales, and landscaped customer parking for approximately 115 vehicles.

The site is located approximately 2.5 miles north of Oakham, with good access to the A606 and nearby towns including Melton Mowbray and Stamford. The property is well connected, with Oakham train station providing regular links to Birmingham New Street and Stansted Airport.
