Savills appointed as joint sales agent at Vabel Townhouse in Bayswater

Fully integrated design and development studio Vabel has appointed Savills and DDRE Global as joint selling agents for Vabel Townhouse, its flagship new residential scheme on Queensway, where the studio is playing a crucial role in the £3bn transformation of what is recognised as Prime Central London’s final opportunity area.

Completing and launching to market later this spring, Vabel Townhouse will deliver 28 new homes alongside 250 sq m/2,691 sq ft of ground-floor retail, with exciting occupiers already secured, including a design-conscious neighbourhood café brand.

Conceived as a boutique addition to Queensway, the scheme reimagines the timeless elegance of Victorian townhouse architecture for the contemporary era, with apartments designed to indulge the senses and inspire serenity through a rarefied living experience in the heart of the city. Elegant, fluid spaces where form and function are seamlessly joined, designed to take daily routines and turn them into elevated rituals.

Vabel Townhouse is the first of two major Vabel projects to be delivered in Queensway. The developer last year secured planning consent for a second development in the area and its largest project to date; the comprehensive redevelopment of Queensway Parade, a 200,000 sq ft project which will see the creation of 94 new homes along with new shops, cafés and public realm improvements. The total GDV of both Vabel schemes is £400m.

Nina Coulter, Executive Director and Head of London Residential Development Sales at Savills, comments: “We are proud and excited to be appointed as joint selling agents for one of the most anticipated new launches in Prime Central London. Vabel Townhouse will play a key role in Queensway’s continued transformation, offering design-led homes and generous living accommodation which will resonate with a range of interested buyers looking to live in the heart of London. Vabel understand the importance of design and using it to create beautiful spaces for people to actually live in.’’

Daniel Baliti, Managing Director and Co-Founder of Vabel, said: “Queensway is in an extraordinary period of change, and we are proud to be contributing to its exciting next chapter. As we prepare to launch Vabel Townhouse in the spring, it was essential that we worked with trusted partners who understand both the architectural ambition behind the scheme and our holistic approach to creating homes shaped around everyday rituals and neighbourhood life.

As a fully integrated studio, bringing design, architecture and construction together in-house, we can curate homes with a clarity of vision that runs from concept through to completion. DDRE Global and Savills bring market reach, insight, and a shared belief in what this part of London is becoming. Their involvement will be instrumental in positioning Vabel Townhouse as a standout new address for Queensway.

“Our investment here reflects our confidence in the area’s long-term trajectory. We look forward to working collaboratively with our partners, fellow stakeholders, and the local community as Queensway continues its transformation into a vibrant neighbourhood for London.”
