Savills launches The Wroxton, Banbury for £2.25 million

International real estate advisor Savills, on behalf of a private seller, has launched The Wroxton, a Grade II listed hotel in Banbury, Oxfordshire, to the market for a guide price of £2.25 million. Situated on the northern edge of the Cotswolds, the property offers a rare freehold opportunity in one of the UK’s most resilient and sought‑after hotel markets.

The Wroxton House Hotel comprises 32 en-suite bedrooms, a spacious restaurant and bar, providing around 60 covers, and a range of meeting and events facilities. The hotel also benefits from a four‑bedroom staff house and generous on‑site parking for approximately 40 vehicles.

The Wroxton is well positioned to capture a broad mix of corporate and leisure demand, supported by excellent transport links and its proximity to Silverstone Circuit, which drives exceptional trading performance during major racing events. During peak race weekends, the hotel regularly achieves full occupancy, with room rates reaching up to £900 per night.

Recent Savills research highlights the continued strength of the Cotswolds hospitality market, with hotels in the region achieving a RevPAR premium over competing destinations. Year‑to‑date RevPAR is up 9.5% on 2023 levels, driven by an ADR premium of more than £50 in 2025. Occupancy levels in the Cotswolds have also been consistently strong contrasting to the increased fluctuations seen in other UK locations.

Miranda Ashcroft, Savills Hotel Capital Markets, comments, “The Wroxton presents a genuine opportunity for an operator or investor seeking entry into the Cotswolds market, with significant potential for further value creation and future upside.”
