Take-up remains robust

Take-up in Aberdeen during Q4 2025 totalled 56,539 sq ft, 132% higher than Q4 2024. This brought the full-year total to 290,252 sq ft, 24% above 2024 levels, achieved through 68 transactions, 6% higher than the five-year average number of transactions, and 9% higher than the ten-year average.

Grade A take-up totalled 112,570 sq ft, accounting for 39% of the total. There were nine Grade A transactions during the year, with take-up 139% higher than in 2024, demonstrating occupier appetite for top-quality office space.

Availability

Availability at the end of 2025 stands at 1.65 million sq ft, on par with the previous quarter. This means that the overall vacancy rate has remained the same and is currently 16%. Secondary stock has decreased by 6% and now accounts for 84% of the total. Availability remains 31% below the five-year average.

However, Grade A availability increased in Q4 and now totals 264,821 sq ft, up from 161,829 sq ft the previous quarter. Although the Grade A total and the vacancy rate have increased by 90 basis points, the total is 56% below the long-term average for the market.

Take-up by business sector

The most active business sector during 2025 was the 'Property company, development & construction' sector, which leased a combined total of 103,586 sq ft, therefore accounting for 26% of the total take-up.

There were seven transactions in the sector, with the largest acquired by Altrad Integrity Services for a total of 70,415 sq ft at The Apex in Q2 2025. CHAP Holdings also leased a large amount of space at Aspect 32, Arnhall Business Park, totalling 24,152 sq ft.

Another active sector was 'Professional', which accounted for 14% of the total take-up, by leasing 41,811 sq ft.

There were nine transactions in the sector, with Worley letting the largest space at 16 North Esplanade West for a total of 21,000 sq ft. Aberdein Considine also contributed to the total with a 6,000 sq ft lease at Blenheim House in Q2.

Headline rent

There was no change in the prime rent in 2025, with headline rent remaining at £32.50 per sq ft.

With a continued constrained supply of best-in-class space in Aberdeen and no new development, Savills is predicting that there will be significant rental growth in the next five years, with the most recent forecasts projecting a 3% increase to £33.50 per sq ft by the end of 2026, and further rental growth of 11% to £36 per sq ft expected by the end of 2030.
