Global Capital Markets: Living Annual Review 2026

 

Scaling up

Global investment in the living sectors strengthened in 2025 as activity returned to pre‑pandemic levels, supported by broad-based growth across regions, heightened cross‑border participation, and sustained appetite for both mature and emerging residential asset classes.

Specialist living segments such as student accommodation, senior living and healthcare, and co-living experienced the strongest momentum in deal activity, underpinned by structural undersupply and growing institutional participation, and was driven by a series of major portfolio and M&A deals. Single‑family and multifamily investment expanded more moderately over the last 12 months, in part a function of the level of maturity of the dominant US market, but also due to the constrained availability of stabilised assets in many APAC and EMEA markets.
