Abu Dhabi Residential Market Report - Q2 2026

Abu Dhabi's residential market transitioned to a more sustainable pace during Q2 2026, following a record start to the year. Residential transaction volumes moderated by 9% quarter-on-quarter to 7,129 transactions, reflecting heightened regional uncertainty and the typical seasonal slowdown ahead of the summer period. Despite this moderation, H1 2026 remained exceptionally strong, supported by record off-plan activity, robust end-user demand and continued developer confidence. The report notes that the moderation should not be interpreted as a weakening of demand, given the inherent lag between project launches, sales activity and transaction registration.

The report explores key market trends across transaction activity, pricing, the rental market and future supply. Off-plan transactions continued to dominate the market, accounting for 85% of residential transactions during the quarter, whilst average residential sales prices remained resilient despite softer transaction volumes. The rental market entered a more measured phase as leasing activity moderated in line with seasonal trends, supported by increased housing choice and the Abu Dhabi Government's temporary rental freeze. Approximately 2,100 residential units were launched during the quarter, reflecting continued developer confidence and investment across key master-planned communities.

Looking ahead, the report highlights that Abu Dhabi's residential market remains well positioned for continued growth. Economic diversification, population growth, wealth migration and continued project launches are expected to support residential demand, alongside the gradual absorption of new supply and a transition towards a more balanced and sustainable market.
