Riyadh Residential Market Report - H1 2026

Riyadh's residential market maintained strong momentum during H1 2026, supported by robust economic fundamentals, sustained population growth and continued employment creation. Residential transactions increased by 4.9% year-on-year to approximately 6,944, with activity strengthening during Q2 following a more measured first quarter. Demand remained concentrated within the affordable and mid-market segments, whilst family-sized homes continued to account for the largest share of residential transactions.

The report explores the latest trends shaping Riyadh's residential market, including transaction activity, pricing and buyer behaviour. Average transaction values moderated following the strong appreciation recorded in recent years, reflecting a more balanced pricing environment, whilst pricing trends varied across the city's key residential communities. During the period, Saudi Arabia also introduced executive regulations governing foreign ownership of real estate and launched a digital property ownership platform, reinforcing investor confidence and strengthening the Kingdom's long-term residential investment proposition.

Looking ahead, Riyadh's residential market is expected to remain supported by continued economic growth, Vision 2030 initiatives, ongoing infrastructure investment and the delivery of large-scale master-planned communities. Improving market accessibility for international buyers and resilient end-user demand are expected to underpin residential market performance over the medium term.
