In Focus: Lymington

A renowned sailing town with deep maritime roots and the beauty of the New Forest on its doorstep, Lymington is unsurprisingly one of the most sought-after places to live on the south coast. The picturesque Georgian town sits between Southampton and Bournemouth, directly across the Solent from the Isle of Wight.   

Sailing

Lymington is one of the country’s best-known sailing hubs, with world-class marinas and numerous sailing clubs, including the Royal Lymington Yacht Club, providing a major draw for yachting enthusiasts from far and wide. Sailors can easily access the Isle of Wight and the Needles Channel, together with cruising routes along the Hampshire and Dorset coastline. 

The town plays a role in major sailing events such as Cowes Week, which takes place each summer.

Visitors and locals alike can enjoy a stroll and boat-watching down at the historic quay, the heart of the town’s maritime life.

Community 

Lymington has a vibrant, friendly community. Every Saturday, the centuries-old Charter Market takes place in the bustling High Street, with more than 60 stalls selling a wide range of products. The centre also benefits from lots of independent shops and boutiques alongside popular chains, and cafés, pubs and restaurants including The Old Mill, The Elderflower and The Haven. 

The town plays host to a range of festivals and events throughout the year, including the popular seafood festival, and there is a thriving arts scene with the St Barbe Museum + Art Gallery staging major exhibitions. 

Dating back to 1833, Lymington is home to the oldest open air sea water baths in the UK. People of all ages enjoy a swim or paddle board here, with beautiful views over to the Isle of Wight. It also has hot tubs and one of the south coast’s biggest inflatable obstacle courses, making it an excellent destination for families.

The New Forest 

Located just on the edge of the New Forest National Park boundary, Lymington has a rare blend of coastal living and rural tranquillity – you can spend the morning enjoying the peace and quiet of the ancient woods, with wild ponies, pigs and donkeys roaming freely, followed by an afternoon on the water.

Local favourites such as Buckler’s Hard, Beaulieu – with its National Motor Museum, Hatchet Pond, Keyhaven Marshes and Bolderwood Deer Sanctuary are close by, with a wealth of woodland walks and coastal trails easily accessible. Many of the best walking routes, including the Solent Way, either begin or pass through the town, making it a popular base for cyclists and walkers.

The New Forest has plenty of excellent, classic country pubs, whether you’re looking for a hearty meal or a drink and a dog-friendly pub garden after a long walk.

Connectivity 

The town has two railway stations, Lymington Town and Lymington Pier, which connect to the central New Forest village of Brockenhurst, and onward to London Waterloo. 

There are also regular ferry services from Lymington Pier to Yarmouth, on the Isle of Wight, which take around 40 minutes.

Property

Lymington and its surrounding villages attract a range of different buyers, including retirees and professionals seeking a slower pace of life, and, increasingly, families drawn by the strong selection of both state and independent schools in and near the town. 

The housing stock here is varied, with everything from stylish apartments to townhouses, country cottages and substantial family homes. The average price for a detached home in the Lymington and Pennington parish is just over £425,000, with homes within the New Forest National Park commanding an 83% premium over the wider county, with an average price of £715,000. 

While house prices have softened over the last year or so, average prices in Lymington and the New Forest have seen an increase of 10% and 11% respectively over the last five years, with Sway and New Milton seeing uplifts of 15% and 20% over the same period. Meanwhile, the county average has increased by 16% since 2020.
