A pick of the best properties on Guernsey's Local Market

Those of us who are lucky enough to live here know just what a great place Guernsey is to work, rest and play. The island has a rich heritage and wonderful sense of community that is hard to find anywhere else.

One of the many unique aspects about living in Guernsey is that it has two housing markets – defined as Local and Open.

Local Market properties make up approximately 90 per cent of the 27,500 homes on the island. They can only be occupied by those who were born and grew up in Guernsey, who have a strong family connection to the island or those who have come to Guernsey for work because there is a shortage of suitable ‘local’ candidates.

The relative size of the Local Market when compared to the Open Market means that it is often a good barometer of current market conditions.

With lower monthly mortgage costs beginning to feed through into improved confidence, there was a real sense that market momentum was beginning to build towards the end of 2025 – and we expect increased activity to continue.

From a striking cliff top home and a traditional farmhouse, through to a two-bedroom bungalow and Victorian townhouse –  featured below are just a few of the latest Local Market properties to become available.
