Local Market properties make up approximately 90 per cent of the 27,500 homes on the island. They can only be occupied by those who were born and grew up in Guernsey, who have a strong family connection to the island or those who have come to Guernsey for work because there is a shortage of suitable ‘local’ candidates.
The relative size of the Local Market when compared to the Open Market means that it is often a good barometer of current market conditions.
With lower monthly mortgage costs beginning to feed through into improved confidence, there was a real sense that market momentum was beginning to build towards the end of 2025 – and we expect increased activity to continue.
